The NYC Board Package Tips and Checklist

Tips for every stage of a typical NYC board package, then every document a typical co-op asks for.

The building's application always wins

Every NYC building sets its own requirements. These tips and this checklist cover what a typical co-op asks for. If your building's application asks for something different, more or less, follow the application. This is general guidance, not legal, tax or financial advice.

1

Before you start

Gathering a board package usually takes a few weeks, and much of that is waiting on other people. These come first.

  1. Get the current application, and read it end to end

Ask the managing agent for the full application package and its instructions. Make sure it's the current version, not one saved from an earlier sale. List every document it asks for and how far back each one goes: how many years of tax returns, how many months of statements.

  2. Start the day your offer is accepted

Don't wait for the signed contract. The contract usually sets a short window to submit the application, and the pieces that depend on other people take the longest. Ask employers, references, your accountant and your lender right away.

  3. Ask the managing agent the practical questions early

How many copies, in what order, and whether the building wants paper, a digital file or both. Which fees, payable to whom, and in what form. Some buildings want a separate check for each fee. Asking now is easier than redoing the package later.

FAQ

Questions about board packages

What is a board package?

To buy into an NYC co-op, and many condos, the buyer submits a board package to the building's managing agent and board. It holds the building's application forms plus tax returns, bank and brokerage statements, employment letters, reference letters and more, ordered and assembled exactly the way that building requires.

Does my building need to be on your platform?

No. That's the point. If the building has a paper application, you can put together its board package with us. The building and its managing agent don't need to sign up for anything.

Who reviews my package?

An experienced transaction coordinator on our in-house team. They look over every package and send you notes for success, so you can fix anything before it goes to the managing agent.

Do you sell my information?

No. We never sell your information. Not documents, not contact details, not to anyone.
